On average, it takes between 8 and 10 months to build a home. This includes the initial planning and approval process, the construction itself, the final Code of Compliance.

The construction process (from slab down) takes approximately six to eight months under normal conditions.

Not just anybody can become a Master builder. Each member is closely scrutinized for workmanship and company performance before becoming a member.

The Master Build Guarantee is overseen by registered master builders so is totally independent of Select Homes.

The guarantee ensures you are protected for 10 years, regardless of whether we are still in business, protecting you against loss of deposit, non-completion of the build, defects in materials, workmanship and structural defects.

This is likely to be the biggest investment they make in a lifetime, and it needs to be protected. The cost for the guarantee is included in your contract price

The cost of building a house in New Zealand is heavily dependent on the site, materials chosen and design requirements. Each house will vary depending on what products are chosen and the site requirements.

With our buying power and lower overheads, our m² cost is lower than most other building companies.

Once you sign the Masterbuild contract an deposit of 10% is required up to a max amount of $50,000.00.

If you are buying a House & Land Package as there will be an additional deposit to be paid for the land through a legally binding “Deed of Nomination” contract.

Although we understand that it is your property, Select Homes has a legal obligation to ensure hazards on site are identified and controlled while your home is under construction.

We still want you to be able to access the site and view the progress and we have some processes that allow you to do this.

The Deposit on your new home build is covered by the Master Build Guarantee, which is independent of Select Homes.  So should the build not go ahead Masterbuild Services will refund the deposit (less any cost already incurred for the build).

Once all initial decisions have been made, Select Home will give you a fixed-price contract. Unless there are unforeseen holdups or if you make any changes to the build, the price will remain the same.

Changes can be made during your build, provided the build process hasn’t progressed too far for you to make them. These will be noted as variations.

Each variation will be priced for you, and we will get written confirmation before proceeding with the variation. If you choose a cheaper option, this may result in a credit.

You can proceed with confidence knowing that in the unlikely event something goes wrong your home will be completed under your Master Build Guarantee.
